Movers & Markets: WCCR fills bay in Old Ballard

In the red-brick heart of Old Ballard, Little Tin Goods and Apothecary survived the pandemic, serving drinks and small plates, but shuttered last fall after a 10-year run. Its home had changed hands the prior year, as part of a larger three-building deal in that same area. Veteran local investor Bryan Syrdal then acquired the vintage trio from Equinox Properties. Storefronts don't stay vacant for long along that very popular shopping and dining street. So for the 1,297-square-foot former Little Tin space, plus a back patio for outdoor dining, West Coast Commercial Realty's Tiffini Connell and Avery Connell swiftly landed a new tenant. Yoka Tea recently announced its new location on social media. Tenant improvement work is underway at 5335 Ballard Ave. N.W., and Yoka hopes to begin serving its pan-Asian fare this fall. La Union Studio is the architect, working with Cuzko Construction. Marcellus Beza and Amy Park previously established Yoka's first location in Madrona.
