Tourbineau Real Estate Partners was formed here in recent years by former Unico executives Jonas Sylvester and Ben Wong. The firm's mission is to acquire and reposition “buildings with a combination of un-stabilized income streams and deferred capital.” That's a polite way of saying distressed or underperforming assets being offered at a hefty discount — and sometimes from the impatient lender.
One example, purchased in April for $8.8 million, is the essentially vacant RDA Building, at 800 Maynard Ave. S. in the International District. Once a warehouse, later offices, it's now to become self-storage. Soft demolition is currently underway, and the International Special Review District Board gave the project one last look on Tuesday — following its initial February approval for the conversion scheme. Neiman Taber Architects and OPI Construction are on the team there. Construction is expected to begin in earnest come fall. The DJC has been reporting on that plan since last year.
